Commercial Leasing
Retail, office and studio space in restored heritage buildings across Greater Victoria — under the apartments, on the streets people already walk down.
Space
Buildings with commercial units, and where space is available today. Sizes are read live from the leasing team’s own records.
Rates are not published. A commercial rate depends on term, use and improvement allowance, so it is quoted per enquiry rather than advertised.
Everything is leased today. Enquiries are still worth making — space here turns rarely and quietly, and the list below is who hears about it first.
Why here
GMC owns and manages every building on this page, and lives in most of them — the apartments upstairs are ours too. A commercial tenant is a neighbour rather than a line on a schedule.
These are heritage buildings taken back to brick and rebuilt: original signage kept, timber and light left where it was found. They are the kind of address customers remember the way to.

Enquire
Size, use and rough timing is enough to start. Enquiries go to the person who manages the building, not a general inbox.

Content required
Per-space detail: frontage, ceiling height, servicing, parking, zoning and permitted use — the facts a restaurant or clinic decides on. None of it is in the rent roll, which tracks size and rent because that is what it is for. Floor plates and a downloadable leasing sheet are the usual answer, and neither exists today.
