CURRENT OPPORTUNITIES:

  • The Development Manager is responsible for leading the execution of multiple residential, mixed-use, and commercial real estate projects – spanning new construction and renovation – from inception through to completion. This role requires demonstrated experience in real estate development, with a strong track record of delivering successful mixed-use residential projects for both sale and rental.

    Liaising with the Leadership team and collaborating with key internal and external stakeholders, the Development Manager will uphold the organization’s core values while ensuring projects are delivered on-time, on-budget and in alignment with strategic objectives.

    The Development Manager will be managing the day-to-day activities of the projects, overseeing all project deliverables, working closely with external consultants and government agencies to ensure key decision-making and alignment with project goals and vision.


    Key Responsibilities:


    ● Lead and manage all current and upcoming development projects from inception to completion.

    ● Negotiate and oversee contracts and agreements; coordinate with architects, engineers, contractors, and consultants.

    ● Monitor market trends and assess their impact on current and future projects.

    ● Create and execute strategic development plans that align with company objectives.

    ● Establish and implement efficient processes and procedures to optimize project outcomes.

    ● Develop and manage project budgets, schedules, and detailed proforma models.

    ● Oversee all aspects of development, from concept design through construction, ensuring alignment with design intent, quality standards, budget, and timelines.

    ● Collaborate with design teams to ensure that project designs meet the target market and align with budget objectives

    ● Continuously evaluate project performance and implement improvements to maximize value.

    ● Manage all entitlement and permitting activities, including municipal approvals and community engagement.

    ● Ensure compliance with applicable laws, codes, and regulations.

    ● Contribute to corporate strategic planning in collaboration with the CEO and CFO

    Qualifications:

    ● Minimum 5+ years of experience in real estate development management including for- sale residential projects.

    ● Demonstrated success managing projects from acquisition to completion, on time and on budget.

    ● In-depth knowledge of the full development cycle across a range of asset types, including multifamily rental, for- sale housing, subdivisions, and mixed-use developments.

    ● Strong leadership, communication and negotiation skills

    ● Proficiency in Microsoft Office, particularly Excel and MS Project

    ● Strategic thinker with a high degree of initiative, problem-solving skills, and a results-driven mindset.

    ● Ability to manage multiple deadlines and thrive under pressure in a fast-paced environment.

    ● Bachelor’s degree in real estate, business, architecture, urban planning or a related field is preferred.

  • Under the general supervision of the Chief Financial Officer, the Finance Support Officer contributes the following skills to the success of our projects:

    Accounts Payable

    • Manage full cycle payable transactions in accordance with established policies

    • Process GST filings and corporate tax payments

    • Complete and post corporate master card reconciliations

    Accounts Receivable

    • Manage receivable transactions including monthly rent submissions for rent collections

    Property Management

    • Complete move-in and move-out processes for the suite of operating properties

    Financial Reporting, Budgeting and Forecasting

    • Maintain source data for accurate and just in time financial reporting

    • Process accounting transaction to recognize interest adjustments, mortgage payments, property taxes and insurance in accordance with accounting principles

    • Manage financial inputs to ensure accurate financial budgets and forecasts for the organization

    Banking and Cashflow

    • Complete bank reconciliations, bank transfers and cash management processes

    Accounting Operations

    • This position is the primary role accountable to support the CFO and VP Property Management in the efficient day-to-day financial operations of the organization

    Process Improvements

    • Continuously identify and implement process improvements with a focus on efficiency and automation

    Year End Coordination and Administration

    • Assist with year end documentation and requests from external accountants, lenders and stakeholders

    • Digital filing and general administrative tasks

    Required Qualifications

    • Associate or bachelor’s degree in accounting, Business Administration, or a related field preferred

    • 2+ years hands on experience in a finance or accounting role

    • Proficiency with computerized accounting software

    • Proficiency with the use of Excel
